To get the desired effect like a dusty floor, I play with created or ready textures. I mix a clean wood texture with streaks imitating dirt or wear. When setting the appropriate values ​​and the method of trial and error finally gets the effect that was the desired.

It really is simpler than it may seem.
The easiest way to learn this is to spend one day on one example model and experiment.
