Beveling windows

i never ran into this problem before because i rarely use windows in my scenes but heres my problem.

I want the window corners to be round but all of the other edges to stay sharp, unfortunately when I use the Bevel option it selects all of the meshes vertices, and subsurf creates too many polygons.

Is there any way around this?

Select the edges/verts you want to bevel, and use Scripts>Mesh>Bevel Center.
